Kanpur Property Tax

Kanpur city has the Kanpur Nagar Nigam which is in authority to collect the property tax from citizens residing in Kanpur. The municipal corporation assesses tax based on the value of a property and the assesses have to pay the tax accordingly. Kanpur Municipal Corporation is a major source of revenue for the government of Uttar Pradesh.

Computation of tax

Property tax is calculated based on the ready reckoner rates which are used to calculate stamp duty by the revenue department.

Tax = Tax Rate * Capital value

Capital value is calculated as the product of base value, built-up area, usage, building type, age factor and floor factor.

Property tax can be calculated using the self-assessment method by taking the following factors into consideration

The Kanpur Municipal Corporation has introduced Kanpur property tax online payment procedure and digitized all assessment registers. Each property under KMC has a unique identification number.

The PID consists of the following digits-

Zone ID- 1 digit

Ward ID- 3 digits

Chauk ID-3 digits

The last 8 digits are computer-generated auto numbers of the property.

For any debit cards, credit cards and cash cards, the charges are given below.

Visa/ Master debit or credit cards used will attract 1% of the transaction amount charge plus the service tax

For Maestro cards the charges are 1.8% plus service tax

For American Express Cards the charges are 1% plus service tax

For the tax diners’ card, it is 4% of the transaction amount plus services tax

For prepaid cash cards also, the charges are 4% of the transaction amount plus the service tax.

The website updating takes a while and it is suggested not to take a second attempt for this transaction if funds are debited from the taxpayer's account.

Due Dates, Penalties and Rebates

The property tax is required to be annual, the due date being 31st March.

Penalties are charged depending on the size of the property and can range anywhere between Rs 100 to Rs. 25000. Also in the case of default, simple interest of 12% will be added to the tax amount from the last date of payment until the day the dues are cleared.

The rebates are provided below

For self-occupied buildings the following rebate will be admissible as per the age of the building:

1. 25% for buildings which are up to 10 years old

2. 32.5% for buildings which are 10- 20 years old.

3. 40% for buildings older than 20 years.

If the building is tenanted then the Annual Rental Value shall be enhanced by the following percentage:

1. 25% for buildings which are up to 10 years old

2. 12.5% for buildings which are 10- 20 years old.

3. No additional amount for buildings which are older than 20 years.

The property tax is to be paid to the municipal corporations for maintaining the civic amenities. The municipal corporations maintain the public resources like infrastructure, roads, buildings and all other public facilities in a state. The property owner can pay tax by visiting the official website of Kanpur Municipal Corporation.

2. Click on the ‘Pay Property Tax Online’ option

3. Enter your PID in the relevant box ( PID can be generated by providing essential information like name, address, house number, ward number )

4. Click on ‘Continue’

5. The opening page will show details of the payable amount such as arrears, adjustments, interest on arrears etc. This concludes the Kanpur house tax online assessment process.

6. Click on ‘Continue’ and select the payment gateway to complete the Kanpur property tax online process.

Offline payment of tax

1. Visit the municipal corporation or the municipal offices in Kanpur.

2. Collect the respective form.

3. The details that are required should be entered by the taxpayer.

4. The form needs to be filled with personal and property details.

5. On verification of details by the authorities, make the payment either in cash/or DD.

6. Collect the receipt from the officials.
